Two Marriott hotels planned in a single Placerville building

PLACERVILLE, Calif. May 23, 2022 — After decades with no new hotels, Placerville is suddenly getting a surge of them.
City planners are processing a proposal with two different Marriott International Inc. (Nasdaq: MAR) hotels, totaling 130 rooms in a four-story building on 5.83 acres on Forni Road.
Boulevard Construction LLC, with an address in Sacramento, is listed as the project applicant. A message left there Friday was not returned. The property owner, Placerville Properties 50 LLC, has the same address as Boulevard.
According to the application, the proposal would include a Fairfield Inn & Suites and TownePlace Suites by Marriott under one roof, though the exact number of rooms for each hotel is not clear.
Total building square footage would be 27,750 square feet. In addition to rooms, the hotels would have a gym and outdoor pool, on a site with 320 parking spaces and landscaping.
Fairfield hotels typically are meant to appeal to travelers who are willing to have fewer amenities and pay less, while TownePlace Suites hotels feature larger suites with full kitchens and pet-friendly policies.
The two hotels would be on undeveloped land on Forni Road west of where it meets Lo Hi Way, south of an existing retail development with an OfficeMax and In-N-Out Burger. An interchange at Highway 50 is to the northeast.
Timing for the hotels’ construction is not clear, though the developers submitted the application late last month. The application is for both a planned development and preliminary plan review.
