First of all, I want to apologize for both the length of this communication as well as the lack of timeliness. I received a master listing of Highland View residents of which I needed to cross check against our Green Valley Community Alliance master list and then send out a communication to these residents to assure that these residents wanted to be included in this alliance and receive future area land development updates and communications.
With this being completed, what needs to be communicated is the importance of your attendance and support at the El Dorado County Board of Supervisors (BOS) pubic hearing in the Supervisors Meeting Room, 330 Fair Lane, Placerville, CA next Tuesday, January 29 at 2:00 p.m. to consider the rezoning of Z11-007/Tentative Map TM 11-1504 Wilson Estates. The Planning Commission has recommended approval of these applications based on the findings/conditions on file in Planning Services.
This area is along Malcolm Dixon Road which will put significant traffic onto Green Valley Road and an already compromised Malcolm Dixon Road. Several area residents have shared their relief with the Alliance that the Dixon Ranch developer is no longer planning on having access through Highland View. However, the Dixon Ranch developer did not extend the property line for parcels adjacent to Highland View to have a common property line to prevent any potential future fire/access road through Highland View. Thus, it is still a real risk that a road could be connected through Highland View either initially (because the BOS chose to be on the fire department's recommendation) or at a later date. The developer would like for us to be believe that this risk is insignificant and not worry about it. This is how they hope to get the support of Highland View residents. Don't believe this!
Even if the lots were to have a common property line, there is still a very significant issue regarding the traffic impact to Green Valley Road and the various arterial roads. The proposed project would increase traffic by 50% to 70% coming from the east.
Adding to the traffic and high density encroachment on our more rural areas are Wilson Estates and Alto, Diamante, Grande Amis and La Canada (already approved) along with Dixon Ranch. And then we also need to remember the proposed and pending Winn Commercial Center at the intersection of Green Valley Road and Francisco as well at the Equestrian Center at Green Valley/Deer Valley. As mentioned above, Wilson Estates goes before the Board of Supervisors this Tuesday afternoon at 2PM. You can help provide support for getting the BOS to turn down this project and the rezoning by sending an email to all five board members and showing up at the meeting and speaking.
Your written communication can simply state the belief that the County has not adequaterly taken into consideration the traffic and resulting safety concerns of this project (Wilson Estates) in concert with the cumulative impact of Alto, Grande Amis, Diamante and La Canada that will all add significant traffic to Green Valley Road.
