EDH or Granite Bay - Which is Better Relocator Asks

I know there have been a few discussions regarding differences between EDH and Granite Bay, but I was hoping someone could provide an updated opinion/information.

We currently live in Seattle, but are considering moving back to California, where our families are, as my wife and I are expecting a baby in March.

I work from home, and travel for work on a somewhat regular basis. (I know neither location is super close to SMF, but i'm willing to drive to be in a nicer neighborhood, and we really don't like anything closer to the airport). My wife will be a stay at home mom, so no commute for either of us, beyond me to the airport.

Neither of us are incredibly familiar with the area, but I drove around EDH last weekend while we were down for the holidays, and was primarily in Serrano. After doing some more research, it would seem that Serrano and The Promontory, particularly the Kalithea village would be the two closest matches for what we are looking for in EDH. As for Granite Bay, it seems to be a little bit of a mixed bag of information for what neighborhoods may match our desires.

What we are looking for:
Custom Lot - Looking at the currently available inventory, we think building custom is what we we would like
Lot Size - At least 1/3 acre

Amenities - Nearby parks, and great schools. I have heard overall the schools in both locations are good. Parks seem to be pretty prevalent in EDH, not sure about Granite Bay?

Others- View lot isn't required, prefer something somewhat level, trees are a big plus.

Issues I know about so far, and have considered from research here on other threads: High HOA and Mello Roos, and Restrictive HOA/ACC in Serrano. Naturally Occurring Asbestos in EDH, not sure i've heard much about Granite Bay in terms of negatives, other than possible lack of inventory, and I know Kalithea does not have Mello Roos.

We would like to be in a nice neighborhood with other custom houses.

So, with all of that, does anyone have any feedback, and do you know of any applicable information regarding building a custom house in the area?
